When I am done it will be the one of the best houses on the block and it will be maintained going forward. 

I did a little more research just now and there are even a few duplexes a block over in the same district so it's not like this would be unprecedented.

I agree with @Matthew PaulOne of my rentals is a 3 story house with 4 baths, it's 2 blocks away from my "Official" job.

I now understand you were looking for the things that normal due diligence might miss.I had a person who bought a property that was in a larger town and there was the air space above the house that was sold so that no one could block another building or sign. 

It is in an area that is very “block by block” and I got lucky.
