Maybe that will change towards the end of the year if I start to see any deals but I believe the Fed will be forced to drop rates precipitously in the next 24 months or so and borrowing will again be advantageous. 

Even though I believe I purchased based on strong fundamentals and vision, I also have flipped a few as an investor and sweat equity labor for my dad growing up. 

This can be a good lesson for others who complete BRRRR transactions in lower tier neighborhoods and believe they are sitting on equity they can realize when they go to sell their properties.  

@Umer Shafiq I don't believe there is a service that reports payments regardless of late or on-time which the tenants can not opt out of. 

Most loan packages include something you sign that says that you will cooperate with them to correct any technical errors like this and I believe it also includes the ability for them to sign for you if you don't but obviously they prefer to have clean paperwork where you have signed it. 

I think my friend didn't believe me until he got his cabin.  

If they believe this is true, why would the seller give you anything?!?

I believe that he deleted my e-mails just to get rid of the evidence.

Hi Heidi - When you sell a property, the IRS requires you to "recapture" the depreciation you’ve taken on that property but by doing a 1031 exchange, you can defer not just capital gains tax but also depreciation recapture tax.If you believe apartment complex is a good investment, with the 1031 exchange process, this can be a beneficial strategy.
