I have questions on the topic of large multifamily apartment complexes generally around the U.S.

I have basically 1) rewarded poor tenant behavior 2) tenant has no eviction on their record making it more challenging for a LL to determine that the tenant has been paid before and seeing it worked so well is likely to repeat the same $hit.  

They basically dump the bad stuff on you that no one wants empty lots and you are stuck for years with money not moving.

Hire an assistant to screen tenants, show properties, and delegate maintenance calls to above mentioned trades... basically handle it all early on and then build into employing those who manage your properties?

All these software will guide you on your declaration asking you basic questions to determine what you need to do and what not. 

Basically, Id like to know how much teeth does our lease have in light of larger oakland CA tenant law.Any help would be much appreciatedthanks

That said, if you can gain some basic knowledge and take away a few good nuggets from a course as a newbie, then it could be a good starting point (of course the best starting point is doing what you are doing here, engaging the BP community).

I was looking for an investment property that fell into the 1% rule as anything higher is basically impossible so close to NYC.

Basically, they will put 5-7 properties into a fund, all value-add, all in their preferred areas like D-FW.
