Backstory: As some of you know based on previous post of mine I've found my first "possible" real estate deal. 

Have you ever seen rents actually go lower (I'd assume this would only happen if occupancy dropped significantly, but that seems like something that could happen in a recession).Also a BAM specific question/concern - from what I understand they are based in Indiana, and I see in their current open offering one of the properties is in Indiana (great) but I'm wondering why the other property is in Arkansas? 

Based on what you have described I would not invest, and I don't know any investor that would consider investing.

We have a minimum income requirement to qualify for this unit (4 times monthly rent); based on your email, it appears you meet that qualification.

I am also considering multiple rentals and it appears that I have found a pretty good property manager based on feedback I have. 

Rental properties require ongoing maintenance and tenant management, while flipping houses is a more project-based approach.Investment goals: What are your long-term goals for real estate investing?

I have warned about them for some time based on my experience with them.
