I.e. if you go in anticipating a 10% yield upon stabilization and market cap rates are 5%, you can double your investment.With existing properties, it is the same: your projected NOI upon stabilization/total cost in project should be higher than market cap rates of the product.

Maybe you already have the financing in place, but if not, pay close attention to the change in G-Fee rules that will take place officially April 1st, 2022, but some lenders anticipate that rates will already start increasing by the end of Feb.

If you think prices will actually fall then maybe there is an argument for waiting, but I haven't seen any indication that that will happen.What is likely to happen is that the rate of appreciation will slow, but I do not anticipate it to turn negative (deflation).What is certain to happen is that interest rates will go up over the next 12 months.In the next twelve months it will not get cheaper (in terms of actual purchase price) or more affordable (in terms of monthly payment) to purchase real estate then it is right now.

I would anticipate the return to be quite favorable at that cost, but I really have no as I have not had a discussion with a contractor to date.
