My states Anti Eviction laws will not allow this to happen unless it is a complete NON-PAYMENT of rent

Hi,Ist time landlord :) and asides from the usual suspects lease, addendums, walkthrough,  etc etc are there any NY specific paperwork eg lead-based paint disclosures or anti-discrimination etc I need to submit to my tenants for Orange County, NY?

I don't know much about Cook County, but I have heard horror stories of how anti-landlord that particular county is.As to the taxes, well yes they are quite brutal and generally you'll average between 2-3 months per year in rental income to pay the tax man.

There are anti abuse rules.  

I am usually very anti SFH TKs but if you have a ton of capital then I think TK large apartment complexes are awesome.

The buyer would need to use a Fannie Mae / Freddie Mac loan because they don't have anti-flipping rules.

Admittedly, a continuous run of aluminum wire does not present a problem but when the Al wire is subsequently connected to outlets, light switches & especially spliced to other branched circuits (buried within junction boxes), these connections can & will by the metallurgical nature of Al oxidize.

I have had great luck getting bad smells out by using a product called Anti-Icky Poo by Mister Max.

Most seem to eventually devolve into guru vs anti guru and I'm hoping I can make contact with some folks that have had some experience with the LU programs and might be willing to share some of their numbers.

In NC, it's legal, but the previous AG who is now Governor felt it was anti-consumer, and the NC Real Estate Commission also did not take very kindly to assignments--I'm summarizing to add color commentary to the issue--you need to understand IN, assuming your property is local.The second point is to consider what's right.
