This house was finished quite a while ago, and I meant to post a topic on this, but I completely forgot until I started going through some old photo's on the SD card.Background of the House: 14 years old, original owner, heavy cigar smoker/alcoholic that would literally put cigar butts out on the carpet and left THOUSANDS of bottles (empty and half full) everywhere spilling over.

Any grumpiness he's encountering is probably related to "stealing work" from the inspector's friends - (the contractors that the inspector drinks beer with) - not safety.

So we have a million total.The plan was to buy 2 4plexes, but I would like to go bigger and just get one building.My question is this- how do you get out of the "30% down" world and into this "financing is easy for bigger buildings" world.I'm part owner in a drug/alcohol rehab business and we need to get as many doors as we can.

Without getting too specific, my mom died unexpectedly, another family member contracted emphysema, another succombed to alcoholism, another was diagnosed with stage 4 cancer and fought 2 years with chemo before passing away, another had 6 heart attacks in one summer and a stroke the next year . . .

Poor work ethics, drinking on the job, etc.If he does not finish you must exercise whatever stipulations that you have to resolve a breach in contract.Seek legal advice and have an attorney tell you what can be done.Depending on the state there may be a fund that you could receive damages from if he does not finish.I am no expert, but your contract should have been created by a lawyer or at least reviewed and include what you can do and should do in situations such as these.
