A signed agreement should contain deposit terms.

I know just getting buyers to sign buyer brokers agreements is tough as they just dont understand it ..

When we were looking for property management, we had to read through the fine print on MANY management agreements as they all sounded great when speaking with them, but most actual management contracts were filled with stupid additional charges. 

Once I had their agreement I called the guest who refused to answer, so I called the cabin phone and let it ring for like 2 minutes until someone finally answered.I explained they knew the house rules, they signed my digital rental agreement that clearly spells out max occupancy and they signed up in the OTA with 7 guests, but only listed 6 people on the digital RA.  

I recently bought a flip house and upon starting on the house I was shocked when we had no water.The neighbor of the property was sharing his well with the house, he and the deceased owner had a verbal agreement, nothing was filed. 

I will honor my agreement of refinancing or doing a loan assumption as soon as I'm able (I've been trying excessively over the past decade), however if he does force a sale, can I tack on the fact that I've paid all expenses including the mortgage for the past now 13 years to demand he reimburse me half, or is he entitled to half the equity and I'm just screwed out of everything I've put into the house?
