You could pay to accelerate that application (I believe for $420) which knocks the review time down to 10 working days.

It will accelerate things which can be good and bad. 

I am hoping to purchase an apartment building soon and the bigger pockets podcast was very informative that you really need a tax advisor who understands  accelerated depreciation etc.  

For me personally I’ve found that books tend to inspire me and light the necessary fire that’s needed to work towards a goal but I think finding a mentor that is already doing what your doing will be far more beneficial and accelerate what you are wanting to do!

I have been tracking the withdrawn and expired listings and have highlighted an acceleration with those data points.

I know it needs to be placed into service in the year you claim accelerated depreciation.

While I was able to obtain some credit, it was never in any amount significant enough to be useful to accelerate my investing.

The BRRRR method lets you accelerate faster but there is nothing wrong with starting with a move-in ready deal that you can put a renter in. 

If you go the multifamily route, I would recommend doing a cost segregation study within the first 2 years to accelerate depreciation, save on taxes and increase cash flow so you can attain your next property quicker.I am bullish on Tampa because of Bill Gates multi billion dollar investment into downtown Water Street and the GasWorxx projects, both are transforming large swaths of the downtown and the urban core.Best of luck!
