I’ve never done a seller finance deal and I want to make sure whatever I offer isn’t so unusual that her lawyer or advisor shuts it down right away. 

Or hire a lawyer to help watch you as you search the MLS yourself and talk to the listing agent directly.

not a lawyer but I was under the impression that Texas does not recognize quick claim deeds, only warranty deeds, I'd look more into that. as far as the due on sale clause, everyone i've spoken and have done AMPS, sub-to, or title transfers, only one person has ever have a due on sale clause initiated cause in retrospect banks don't care how they get their money as long as they do.

You can use a simple guarantor note on rocket lawyer or a JV contract too.rocket layer is like a docusign but has documentation templates.

You would need a lawyer to figure that all out, and even then things don't always work as designed or they would not carry all that insurance you referred to.
