I’m in South Carolina but originally from Indy and have toyed with the idea of doing an out of state deal to my “hometown.”

I am also toying with the idea of selling it. 

I would like to start investing in buy-and-hold real estate, and am toying with the idea of house hacking for my first investment, or potentially going the long-distance route if I can find a great deal.  

Anybody with toys (motorcycles, ATV's, boats) is going to want a garage or a shed. 

Maybe some sand toys and food, but we just have our cleaners throw everything out, so like you, @Andrew Wong, I don't really know much about what's left behind either.  

Index and other funds can probably give you consistent 8 - 12% gross returns for 0 headache and they don't call you at 9pm when their kid flushed their toys down the toilet and it's overflowing everywhere because they don't know how to turn the water off. 

Just dont use the funds to buy toys or use the house as a piggy bank, its tempting.
