The easiest way to get approval from a hard money lender is do your homework and bring a deal to the table.

Smokey Mountains for the win.

(I have a girlfriend who doesn't want roommates so buying and renting the rooms is off the table and of course we need to be on the same page.)  

We are surrounded by state and national forests as well as several ski mountains and golf courses.

After diving into LTR in SFHs for the last few years, we are interested in purchasing a home (preferably lakefront or lakeview) with dock access on Table Rock Lake. 

As far as privacy you could list the property on MLS as a one time showing with a highest and best bid price, but no matter what you are going to come across people who say cash, but attempt to come to the table with a conventional, FHA or DSCR loan (personal experience). 

I like really estate because it gets me the things that I really like and enjoy such as my own home, my cabins in the Mountains in Lakeside, Arizona and the 3 large, super properties that I have in Costa Rica that I rent out as vacation rentals.

I've been told that Mountain West Credit Union will provide it...but nobody there has ever called me back - ever.  

Seller financing wasn't on the table, but I looked up the mortgage information and it was free and clear.

I'd rather leave $25 per month on the table than deal with the vacancy.
