The odds of all 5 of them getting along for any length of time is slim to none in my opinion.

I am in San Diego and it is slim to none getting a good MF rental out here with good cashflow.

@Anasya Taylor chances are slim that you'll be able to assign a contract if a realtor is involved.

In our market we may see prices flatten, but the likelihood of prices decreasing is slim given the economic development and population growth we are seeing in and around Salt lake. 

The inventory in the west metro has been slim now for a while.

Besides that the numbers look like they've been calculated correctly, though scenario 1) where rent is $1700 would be too slim for me to be interested in a deal like that as you're looking at ~$62/door.

Instead of sticking to one crew who was charging me an arm in a leg on an already slim deal; I decided to hire people in different trains individually forcing me to micro manage and purchase all the materials.

I think the chances of going below $0 in profit is pretty slim.
