The SOW was complete flooring replacement throughout, scrape popcorn ceilings, replace countertops, reconfigure the stairs, patch a hole in the 1/2 bath wall, replace all lighting fixtures, service the HVAC, paint, clean the back yard, haul off all items left by seller, replace a bathroom sink/countertop and general cleaning.

As is can list for 80k (one next door exact same house, exact same color carpeting etc --they once were owned within the family together-- pending in 45 days for 80k un-updated). 15k in cosmetic rehab (paint, carpet, update appliances, flooring in kitchen, roof patch up from Iowa's Derecho quoted at 3k) realtor plans to list for 109k.

In addition, the tenants probably used rollers instead of the original spray making it look different.The tenant claims that since they used the original paint (many years old) they are not responsible for the paint differences.The Landlord claims that the property was given to the tenants with uniform colored paint on the walls and returning it with patches of different paint color/shade does not constitute ordinary wear and tear and has asked the tenant to correct the situation.

If I have you have a contractor that can help you patch up the water and the mold problem where you can save money then yes do that.
