i think that when i was 17 i did enough research to get my parents to fly down to florida to participate in the tax sales down there.

I have been reading stuff on BP for months and just decided to sign up and participate about a month ago.

Set up a simple participation mortgage whereby he gets 50% of net proceeds over and above a certain interest rate.

That handbook was written in 1991 and on the HUD 203k FAQ page it says there was a moratorium placed on investor participation in 1996.http://portal.hud.gov/hudportal/HUD?

The trouble is that 2 of 4 members of the fund also participate in the partnership doing the development so there is a bit of a conflict and I could see how a disgruntled investor would claim things were constructed to somehow circumvent the rules.

Another target could potentially be equity investors willing to purchase some sort of hybrid security that is debt-like with participation in the upside from your buy-and-holds.
