We have 10 properties in total on our 'resume.'  5 SFRs that were bought, remodeled, and sold.  4 30+ unit buildings with heavy capex (north of 300K) and a completed ground up construction of the exact unit I am trying to get financing on now.  

He has three options.(1) Pay off in full(2) get a partnership to buy more house units(3) get into a bridge loan or bank loan to be removed from an FHA loan

I dont know how many units you are talking about, my biggest problem was tenants having easy access to me.I finally decided to use a software and got an internal property manager so moved away from it.Currently setting up the maintenance request portion of it, so will see how it goes.

My unit has TCL Tv's that have the Roku OS built-in. 

So to help cover expenses and see some cash flow would focus on multi-unit property. 

(Tedious process)Unlike my other properties, where most applicants meet the criteria and need to see the unit to decide if they like it, this particular unit appeals to almost everyone (In this demographic)—but many fail to meet the qualification requirements.

Are you targeting a certain number of bedooms/unit (this is how S8 generally calcs the rent for each unit)?

It's especially frustrating considering that I'm living in the unit below.
