You've got to nail down your ARV or you're flying blind.

I don't like what their teeth and claws and pee and poop do to my property doors, door jambs, walls, wood floors, vinyl, carpets, window blinds, flower beds (cat poop and scratching), and back yard (dog poop and digging).  

I wanna at least see if it's my best option instead of blindly signing it and letting the company choose my investments.

As long as they are not causing me huge amounts of money, I usually just turn a blind eye.

I went over to the property apprasier search site for the county and feel as if I'm blind to what I'm looking for.

The solution would be to do a blind pool offering where you take your money from the investors and invest it in properties over and over.

I did a $5000 rehab on a place and that was for almost everything -- new kitchen cabinets, new flooring in all the rooms, refinishing HW floors, adding a wall, painting, electrical fixes, drywall fixes, plumbing fixes, new locks, new outlets, mini-blinds, curtains, and cleaning.

I put in new pad, carpet, linoleum, vinyI mini-blinds, new paint inside and outside.
