I would get a slab/foundation company out there to take a look at the property and see what the quote is to repair it.

As a local realtor, you can offer market insights while learning from experienced investors about strategies that work in the area.

He just hosted a get-together - a Family Reunion - where we took a deep dive into various aspects of BRRRR, how to source deals and a look at how he is rehabbing the hotel we were at that he owns.

I would save up more and target a house hack. 

A 6%+ annual appreciation rate is decent. 

Many won't lift a finger to do anything.
