Could the underground gas storage seep to the the multifamily?

Hello BP world,I'm wondering if anyone is into storage locker investing here? 

Apartments, retail, office, industrial, hotel, or self storage.

Currently tenants go off site to do their laundry, I plan on cleaning out the basement and adding coin operated laundry and installing storage cages for the tenants to rent if needed.  

I would just learn all about a particular sector like multifamily or self-storage and try to find sponsors I like.

Currently it is operating as a 18 unit motel (11 units + garage/storage area in one building, 7 units + laundry facilities in second building).
