I know the house hacking concept but we rent in a really nice neighborhood and we have no plans for buying primary residence, I was want to start rentals buy and hold for passive income later refi and get the next one ans so on....

I don't know which markets near you that would work it, but those numbers seem like a safe, healthy starting point for you to do a little proof of concept work.Good luck!

Nowadays is all about open concept and a big multi-function family room with an open kitchen.

I remember coming across the concept of Delayed Financing Exemptions during one of the previous podcasts, and I would like to connect with anyone that has acquired a property for cash up front to subsequently pull your cash back out by going to a lender and getting a mortgage on the property. 

I went through a guru program where I learned the concept of quantum goals.

I have built my business model around the concept of paying off properties and snowballing them into more.

They are just not familiar with this concept.
