Your other numbers seem good especially considering this house was built in 1915 and remember, these are reserves you're setting aside so unless you need to use that money, it's icing on the cake when you go to sell.

Going thru similar renovations and thankfully the updated units are renting like hot cakes at or above my pro forma numbers.
