Welcome to the forums, this is so great I see questions about design all the time and I've personally experienced the design paralysis myself.

All that said, there are always good deals to be found and in the apartment space, and you often have to create the good deal through value-add strategies.

I went through someone else last year which has all of my previous rental property information on it and nothing has changed except now I have a child.

We will have to watch this space and see if there is a tangible benefit to be found for all affected people.

When researching comps for ARV consideration I was looking at townhomes that sold individually, but shared a wall with a neighboring townhome, all under the same roof.  

I grew up in the land bizz  currently building out a 75 million dollar housing project in Oregon that I own and developed  I bought the dirt  7.5 mil cash and did all the horizontal in 3 phases about 2 mil per phase for development costs ( these were bank loans) then same bank gave me vertical loans and well we are down to the last 17 houses of which I have 11 presold and closings every two weeks for the next few months ..

Get estimates only for labor and buy ALL the materials myself ?
