Building a house will be a bit more complicated.

Fixed up I could rent with ease given its location, however I was looking for help in deciding the layout and complications in doing this.

If you don't mention your first home, it will likely come up in the process, potentially complicating things.

If you use the office for both your W-2 job and managing rental properties, it may complicate the exclusivity requirement.

Would you prefer to join a "communty" to learn about real estate taxes and get half of what you need and pay half price or would you take a complicated tax return to a professional and get proper advice?

Here's another wrinkle I just found that complicates things.  

Things can get really complicated with the new Code guys trying to force us to use only licensed repairmen for things that I have been fixing on my own for thirty years.

Also, what language do you use in a sale that gets the same message along... that the seller wants to make it clear that he just doesn't want to make any unnecessary repairs or give credits for obvious upgrades?

To complicate things more, the woman and her husband separated years ago but didn't ever legally divorce.
