Account Closed Flooring choices for rental rehab

Hasn't happened since we went all tile.As far as price, I look for the best closeout I can find where they have the quantity I need and the same die lot and normally a beige colored tile to go with the other materials below.We use the same paint in all of our properties, Ultra Hide from Home Depot in an Antique White, I think it is 75 or so for a five gallon pail.

Full management and not limited service for 10 - 20 units you would be looking at from my experience a 6 to 7.5 is usually reserved for 50 units or larger except for if the owner is giving multiple accounts to the company that totals hundreds of units etc. combined.I have not seen a 4 and that is ultra low.

Champaign/Urbana is seeing similar trend in more and more units coming online in 2015 and 2016 but that is in the A-class student rentals so I try to stay out of that ultra-competitive class.

Any upward change in interest rates will be a powerful negative on real estate prices (there are other factors but rates are the biggest concern since ultra low rates have destroyed the ability to effectively price many types of assets).

If they never funded anything then the SEC could be all over them much easier.You have to make sure you are dealing with credible people.If it's an ultra low interest rate and the process sounds very complex with upfront fees that is a tip off it's likely a scam.Another fraud I have seen is lenders advertise ( no upfront fees)  and then halfway through the process hit the buyer up with ( the loan has changed slightly ) and a small fee is needed because of XYZ prior to closing.People do not fall for this trash.

The main level I wanted to do allure ultra, but they don't have the shade I'm looking for so I'm searching for alternatives.If you guys feel carpet is a terrible idea please talk me out of it.
