They are a lenders attorney and deal with a lot of creditor rights and draft all our docs for us (note, loan agreement, personal guarantee) and work with title on deed of trust  I'm just literally starting out so the state is not yet decided but if my arm was twisted I'd pick Ohio. 

I know it sounds over the top.. but there is a ton of fraud out there. best of luck and thank you for allowing us to go through this exercise and hopefully folks reading this will pick up some things that will help them vette their future deals.  

I’m sure they exist somewhere, but the vast majority of small businesses just don’t generate the income nor the margins to hire the quality of people nor the specialized skills needed to produce without the involvement of the owner willing to wear many different hats, pick up the slack where needed, and work the hours necessary to make the business a success. 

After the cash out refi and mortgages on the original house and 3 houses I picked up with the cash, my cash flow went to $3600/month.

The taxing officials realize that there is no one around to protest these sorts of increases, so it is always attractive fruit to pick. 

The guest called it nit-picking and I can see her perspective, and offered to pay for the sheets.

It's not uncommon for certain tenants to tell you the rental is "perfect" and then start nit-picking once they occupy.

They will even hold your mail and allow you to pick it up locally.

@Jaime Duron I recently picked up another rental in the southwest area (near Lackland AFB) that has been over 75% occupancy with MTR/STR demand.
