Broken and chipped asbestos tile siding, some facia, but not all. 

Regardless of which state you organize the LLC in, if you're doing business in California (which based on the fact pattern laid out above you would be), you'd be required to register with the California Secretary of State as a foreign LLC and pay annual filing fees. 

Especially if the market slows down.With our home, the kitchen was good, but it had carpet and nasty bathroom tiles, so we did that, repainted, and put in new toilets from Costco, and the over $14K we spent on that seems to have added about $30K already to the home value, probably more in the future as we have long-term appreciation. 

I would make the hardwoods the defacto subfloor if you're going to add tile, laminate, carpet etc.

Some aspects of the unit are nice, we have a lot of nice finishes and amenities to try and keep it a middle tier rental, but it still has a drop ceiling with tiles and flourescent lighting, short ceiling height, the bathroom is a bit small and cramped, typical small windows, the soundproofing is there but isn't perfect.

This is a shower we had done in a bathroom. Something just doesn’t look right to me. Is this how it is supposed to look? Any input is greatly appreciated. Thanks

I actually installed a 12x12 tile over the burn mark rather than replacing the small counter top. 

It has a tile roof that was put on top of an old shingle roof. 

Is vinyl the way to go, or should I consider Laminate or Tile?

Cleaning, painting, re-grouting, tile work, small repairs and even some plumbing.
