That was like pulling teeth, so I called and asked my states insurance commission office if licensed companies had to disclose in an easy to read summary sheet like the new laws make medical insurance policies, answer no, and there is no law to give advanced copies.

In fact, I told my broker last week, this is a distressed property without a distressed price tag.But you are exactly hitting on my two big reservations: 1) overvalued relative to age/condition and rent roll, and maintenance problems, 2) and this is probably a bad way to cut my teeth...too much for first time deal.It's just easy to get blindsided by the apparent, as-is cash flow.

Ask to view the house, take picture of everything and post them on BP.If the plumbing drains, sewer and water piping are in bad condition and there is no water volume when someone wants to wash dishes, take a shower of flush the toilet and brush your teeth as the same time then replacing all your water piping, drains and sewer could cost $40,000.You need to know if the house has enough wall receptacles to handle a microwave and all the electronic gadgets people have today.

in some states its required that they be NMLS registered and state licensed. there are 12 states that require this on any loan for any purpose on a 1 to 4 unit. 5 and more no license required.Private money Is when your having your teeth cleaned and you mention to your dentist you have this great RE deal.. and he mentions he has 300k sitting in his Solo 401k or Sidra making 1% and would be happy to partner or lend to you..
