They don't know how to swap out a garbage disposal or snake a toilet.

The classic maneuver is to perform a “drop and swap” where you essentially convert the three members from a partnership to tenants in common by forming subsidiary LLCs under the partnership LLC and dropping (deeding) the three members’ respective interest in the property to the respective subs owned by the respective members.  

I am very interested to learn who else is doing this. For years we have been keeping our eyes open for properties and owners that we are interested in selling and finding out what they are looking to buy. For example ...

That's the part that confuses me the most I think is how there's money left over after doing major changes like a tub swap.  

Has anyone on here had success  (or failure) with a drop and swap removing a partner shortly before a sale?
