are condo hotels a good idea?

I am very interested in working with investors seeking vacation properties, long term rentals, boutique hotels, multi-family rentals, and more.

I am looking for a lender who would finance a non-warranted, non-owner occupied condo-hotel in California.

While I specialize in hotels and commercial construction projects that require mezzanine and equity financing, one of my partners specializes in financing multifamily and mixed-use projects, another in industrials, and yet another in offices in CBDs and Class A retail projects.  

However, I'm starting to find that I travel to one particular client quite often, in a city on the opposite coast from which I live, and I'm super tired of the whole hotel scene and bringing suitcases with me all of the time.I'm considering buying a property in that work city.  

In Anaheim, Disney basically owns that city, and they don't much care for competition for their hotels ... too much regulatory risk for me.

My business partner has a great eye for design and is super talented. 

The investments are a mix of commercial property deals (self-storage storage, grocery anchored shopping center, small hotel, NNN developer misc parts of country).
