Thirdly she told me she has an older couple friend to care for my real estate who lives in the area and is reliable.I dont want to miss out on a deal since everytime I find one someone steals it from me!!

One unit has bedrm and bath closed off due to water damage, it's currently rented as a 1BR but could be repaired and rented out as 2BR probably for an additional $200-300/mo.This seems like a steal, assuming everything checks out with house inspection etc, but what makes me most nervous is I'm not planning to do this full time, I have a job and I can't be driving up there every week to coordinate the repairs and check on them.

Therefore, this is before your C end buyer even gets involved with you, the B investor.To answer your second question, you have to sign a contract with A seller and control the transaction so that C buyer cannot "steal" the property.

Also; No homes like this have sold recently (last identical home $365k 2014) and there are 500 NOD and foreclosure properties nearby.If I can pay past due on loan and take property subject-to I can use the property or rent the property.For my wife's business, fine property on a street with similar fine properties.

Incidentally you can always have any rate appearing on the rate sheet, meaning everyone has identical rates, all that changes is the cost or lender credit for the rate that you happen to find appealing.
