Also, it seems riskier.

I know this may not seem possible, and probably not the answer you were looking for, but it would be worth partnering with another active investor, bringing in a passive investor(s), or even waiting until you have enough capital to deploy into the right deal. 

This pivot just seems crazy risky so I listed the property while I'm analyzing this further.

Like someone else mentioned, doing a short term rental in a secluded basement that is very private and walled off is one thing, but sharing the same refrigerator, kitchen thermostat, etc. with a complete stranger seems like it will introduce more problems than what the money is actually worth.

There doesn't seem to be a good solution for communicating copius amounts of before/after cleanings. but I'm really outgrowing this process and think maybe I need to move to SLACK??? 

This seems like a lot of work to save 15% of $35k in taxes (Less than $5k.) especially if you have transfer taxes or title insurance, or you convert your long term 15% rate in to your son’s regular income tax bracket.I hate paying taxes as much as the next guy but this lemon isn’t worth squeezing.

It seems to me that she did but I wouldn't take the risk without talking to an attorney.The guidebook also says your lease should state notice periods for you to enter the property. 

He is super sloppy in communications, constantly calling me and our business the wrong names which seems to show a lack of care.
