Your first priority should be improving your credit by paying down debt, disputing errors, and possibly becoming an authorized user on a trusted account.

The mortgage insurance on FHA loans cannot be removed for at least 11 years without refinancing.

If you are reliant solely on alt. lenders because it is the only debt you are qualified to originate, it can become a vicious cycle.

I am planning on purchasing another property in the next few years!  

I flew there and walked the house, looked pretty turnkey rental grade): $1029 GFCI outlets, downspouts and guards, drywall, paint, bathroom vent$4615 (new AC unit since unit was stolen before tenant moved in, didn't file insurance claim because didn't want my premium to go up) $600 (water line, gas line, P trap)$60 lawn mowing$112  thermostat repairMy opinion is that Class C is better for local investors who are on site and know how to do repairs and self manage.

Yet, the same properties in the same cities are allowed to rent their homes on a long term basis.
