Credit score is over 680 , The only monthly debt that I have is $200 in monthly debts ( credit cards ) , based on my 2012 and 2013 taxes my Gross income is $1,375Given this, and getting approved for the highest DTI that FHA allows, plus the calculations regarding Residual Income that a Lender looks at, what amount am I likely to get approved for and what would my monthly house note be ?

I certainly hope not... smoking of any kid smells, leaves residue, and risks potential fire.

You also need to get some enzymatic cleaner in there to take care of the residual grease and get your septic system working again.  

Although, I don't think associating smoke and fire to a house draws the right buyer...Additionally, after moving the left-over residue, a huge black circle was stained onto the ground of the front yard.

The only downside of CyperWP is that is leaves a white film when it dries which will be seen on dark floors but can be wiped up easily.The CyperWP supposedly has a 3 month residual effect; the NyGuard 7 months.Other customers also speak highly of the liquid product Suspend sold on that site.I've never used DE but it's also sold on that site.Good luck!   

They'd have to not need the proceeds from the sale and ideally would be looking to retire with residual income still coming in from the property over time. 

Also saw tomahawk missile residue in numerous buildings.

If nothing else, it will provide YOU with piece of mind in telling future tenants nothing.If you have ANY reason to believe there are or could be residual chemicals on the property (in the walls, studs, etc) then you need to have the appropriate tests done and abatement performed.
