Yes, I would contact the pest control company and demand they pay the cost of repairing this.

The more you know about what is involved in renovations and repairs, the better suited you will be to take on any project.But, real estate is capital intensive.  

For a BRRR cash-out refi, lenders typically go by the ARV (After Repair Value), not just purchase + repair costs.

My best advice for a new wholesaler is to learn your repair costs.

In retrospect I would have spelled out the construction process more clearly in writing ahead of time.In your case the existing tenant is getting no new value so there is nothing for them to gain with this project.

The click on / locking type seems like what most investors use, but repairs seem difficult without having to re-do a large area. 

If you buy a duplex and your "cost" per month is 750 (just using a number) but for you to rent or (even buy) a similar single family it would cost you 2000 a month then you are still 1250 a head every month! 

I'm doing the best I can, the bigger house will probably cost more for purchase and repairs. 

It's oversaturated with crappy wholesalers who don't know ARV and can't estimate repairs costs.
