It's nice to think about the greater good but at the end of the day - the project still has to float.As an aside, it's a widely held belief that one of the biggest risks a business person faces is depending on a favorable outcome from a  government entity's decision.

In a way, it's not the wholesaler's fault you didn't know what you were doing and lost money.A big problem with new investors is having "Dunning-Kruger Effect" which they have a cognitive bias in which people of low ability have an illusionary belief that they know more than they really do.  

I'm not surprised D.R. polarizes, he's a huge star with a lot of extreme opinions,  many based in religious beliefs. 

I am consistently trying to illuminate people in my sphere that doing things based on a belief that there is an impending market correction is the very definition of speculating, and speculating is not investing. 

Some people want extra income for retirement, to fund religious missions, control over their investments, tax advantages, freedom from their job, funding for their kids’ future, etc.

Is my belief that in most places, vacation rentals will turn on each other with incredible Market saturation making it difficult to do well. people talk about getting 20% annual return on a property in the Smokey's and elsewhere.

My belief is that the collective intelligence of forums like this one is a great start to get alternate ideas, especially in real estate.I mean, I see discussions of 10% coc return in these forums.

We know we treat our friends like gold, but no matter how much we want to convey that, sometimes they are set on their fears and beliefs.

I know that, in the end, if I've been deliberate in my actions, done everything to the best of my ability, and been 100% true to my values and beliefs, then even if failure finds me there will be nothing to regret.
