You get the opportunity to screen your own tenant, refresh/rehab unit to obtain top of market rent, and get to start the lease duration at the start of the lease.BTW I would not provide the tenant their deposit and let them bring me to court to collect it. 

Might be a silly question but looking for best general clean up products you keep in your cleaning box.SpecificallyTub and shower cleaners - Wanting to really see if something is salvageable or just needs to be refreshed.

Just a thought... short of going through your application process myself We have been on the market since September but keep refreshing the ads to make sure they are fresh on the market.

I have agents in all states around IL, sending me MLS and check Zillow on a 1day refresh three times a day.

The reality is, usually "tired landlords" equates to a "tired unit" that needs at least a good cosmetic refresh to achieve top of market rents, so you are better off vacating the unit, updating, and starting fresh with a tenant of your skillful choosing.

It never hurts to take a refresher course as good insurance against future mishaps.

Thanks David, yeah I feel like a lot of this stuff I know at some level, but need to refresh it.

Monte Vista and Dignowity Hill have been good bets for some friends over the past 2/3 years Denver Heights has definitely benefitted from the Dignowity refresh, and doesn't have the same kind of historic restrictions. 

It really just needed a refresh of paint, lighting and hardware.
