Topography of the land is  a huge factor.Relatively flat land can cost 30k an acre to clear and land with challenging topography can be a lot up to 300k an acre I have seen before.So it's not just the starting price of the land but how much all in it will cost you in money and time before you get it to cash flow and throw off a return.You could have land that is 300k more in price for three acres of raw land but 500k less in grading costs etc.

Tyson... any time you talk about needing money on BP or looking for money you will get PM's from all the scammers that troll BP.. you fraud detector is alive an well.. these guys are either straight up frauds who will steal your money. or they are raw rookies who know no better.ABSOLUTLY do no business with anyone who hits you on BP and says they have private money at bank rates..

Land within the city limits has sky-rocketed I my partner and I made some good move gobbling up a bunch of infill and another 22 acres or so of raw land.... one 18+ acre plot (which the city just annexed into the city!!!)

Keep your fingers crossed that the rush to buy land, any land on dry ground, South of Progress Village and Bloomindale continues because companies like Amazon pay outrageous prices for raw land just South of you in Ruskin to build enormous warehouse busineseshttp://www.tampabay.com/news/business/realestate/a...and that the Port of Manatee will be built out, like planned, to be a big container port for the Panamax ships that will be sailing into Tampa Bay to offload everything from China.

Most inspectors were contractors previously (at least in my area) and will give you a raw opinion of not only the property/condition but also the people they interacted with.Most of the time these things never materialize, your tenant would have to have an attorney agree with them, the money to pay for the attorney, and the time to argue about it in order to take this anywhere.
