I would encourage you not to stop reading at the first page of this thread - there are a lot of pieces to the puzzle you are missing, and it seems you may be making some assumptions about the OP.

Real estate needs to be as easy as possible for me to take the dive but its a jigsaw puzzle trying to get all the pieces to fit. 

While learning the underwriting guidelines, I realized that it was all a math puzzle.

Understanding the intended use of your end buyer as well as zooming and development laws are definitely part of the puzzle.

But, there are some facts throughout this thread.I am puzzled about one of your comments, as I believe it to be taken way out of context but may be I am reading it wrong.Your statement - You'll likely find, as I have, that our debt is $18.8T ($5T of which is intragovernmental) and the respective debt service is $200B.

I'm puzzled as to why you didn't pay the taxes?
