The only two ways to rectify this are (1) purchase the property far below market price or (2) significantly increase the property net income usually through some method of “repositioning”. 

Looking at making a purchase of a 3 family, was curious if anyone knew the section 8 process.

In short: $4.25M Purchase Price. 15% down. 3.25% with seven years remaining.

@James Boreno You’ll likely owe taxes, but don’t forget to account for your adjusted cost basis, which factors in the original purchase price, depreciation over 10 years, and any capital improvements.

My question is do I go forward with purchasing the property and deal with the higher insurance and potential hazard or is it smarter to walk away?

My agent is saying that we are unable to split the contract that way (or reduce the purchase price), so I'm trying to figure out options.
