I recently cooled off a member that has around 20 moderator notes on his account, all for the same violation, but they were spread out enough that other moderators decided to let him keep going.What if you created a simple three-strikes rule?

Almost any time I want to learn something new I can locate a book or two or three on the subject and spend very little money to broaden my horizons.

I run two big groups on fb and we have been bombarded by big pocket end buyers so closing big commercial deals 10M+ is not the challenge here. 

Excluding #1, cash to invest, the other three (whether collectively or as a whole, can be appealing).   

That move felt risky at first, but the guy ended up calling me three months later, thrilled that those subtle changes in leverage gave him a disctreet edge.

Looking to hear what you would do - I've heard of people targeting 1031 Investors to sell large portfolios or multiple buildings but have no idea where I would begin outside of asking a community like Bigger Pockets.

I can get coverage, but the agencies want THREE times what I was paying before.Did you find Summer Group was well priced?
