I figure the upside to the rental scenario is, of course, investing in multiple properties, while a downside would be having to most likely get a conventional loan on the second house with 20+% down and proof of sufficient enough financial reserves to handle two mortgages.

You can probably find an online link about how extreme temperature changes are not the ideal way to heat a home and cost more in the long run.I don't know what the local rental rules are where you are, but look them up and see if you can give her notice.

@MikeLambert thanks for all the insight on Tulum I love the town and would like to purchase A condo For myself don’t care if it doesn’t make much money  but obviously would like a great location I am a dual citizen and want own property in MexicoI probably won’t stay there much if at all I just love to buy real estate one of my addictions 😂Searched online There are so many developments from $100k - $200k would be my comfort level if any of you guys have recommendations on location would appreciate it
