It offers flexibility as a landlord to be able to offer more or less rooms as needed, protection to the landlord in that you can hedge with adding LTR or STR to the mix, and simplification to the business as your only dealing with one address.

However, if you can identify a reinvestment opportunity that offers significantly better returns or aligns with your goals, selling through a 1031 exchange could make sense.

Have a scenario to run by everyone:My wife recently received a job offer in which she would make a lot more money, but we would have to relocate.  

Not a lot of our competitors offer this but it's something we can consider (but for us, it can't be in a rural area, the loan amount must exceed $150k, if we're using PadSplit income (or STR/MTR income) the max LTV is 75% and the down payment must come from your own funds). 

What was the interest rate and when you went to refinance what rate were they offering?
