Anybody have a nice profit and loss template set up on excel that lets you plug in your numbers each month? 

i lost a final offer war with someone else on the PERFECT duplex property and then this one I'm settling on now is about 85% as nice hahaha. i know its comparing apples to oranges but i really had found a "unicorn property" and lost it!!

Thanks for the suggestion. to answer yours, I’m hoping to start with acquiring, then eventually development.

The investors that I work with find that the financing for this size unit is that same as SF and they are able to cashflow nicely day one.  

For example, I know a lady in my local market that is very successful in the land business and has developed a niche that cashflows very nicely, without a lot of stress, as she puts it though I can't imagine how that is possible. 

I don’t know your exact situation, but I expect principal paydown and appreciation to cover the $200 and still give you a nice gain.

@JerryllYes I completely understand have been a professional data scientist since 2018 before i swapped it out for real estate development 2 years ago.
