I only invest in areas that we would live (me, my wife and our little daughter), and for us that means we naturally avoid D areas.

I believe most would agree this is a more complexed transaction than the transactions you are counseling your clients on for $15,000.00.At the end of the day, everyone has a right to their own opinion and the beauty of a free market economy is that everyone can set their own price for their services.  

Look at the high end rentals in the area are they near desirable amenities, do they have beautiful yards or amazing views.

Most likely the state where the property is located is where lawsuits would be brought if they are something for personal injury like a trip and fall or something of that nature because the “cause of action” arose in that state.

Carrollton seems to have more due to the rolling hills nature of many neighborhoods in combination with bad dirt. 

If you do a  search of this forum you will find that financing properties in CR is an issue, though the nature there and lifestyle is very attractive
