Hi all - I am an experienced investor in Central AR (from Little Rock to more rural locations up to 1.5 hours away, SFH & multi, etc.)

Investment Info:Small multi-family (2-4 units) buy & hold investment in Whittier.

We are actively searching for single family, multi family, apartment buildings, and industrial investments.

I have rent controlled multi-unit in S.F. and SFH. 

I will likely hold onto multi-families for the cash flow but seller finance or rent to own any SFH’s I buy because I think they deserve to be owner occupied.

I specifically work in Philadelphia, Bucks county, Montgomery county, and Delaware county.

I don't understand why my taxes go up a few bucks when I change move an item (a kitchen appliance) from bonus depreciation to an expense on schedule E.
