Just keep in mind that it's not all about rate and fees - there is a considerable knowledge and expertise component that should be considered as well.

I would also keep in mind that very often it is not so much the decision itself but the decision maker that determines the success of a course of action.

Being that I am almost homeless I figured that this big company wouldn't mind giving me some of that 27k back.

They are great at selling dreams....one community that tops my mind often has foreclosure lots at $100. 

And keep in mind private sellers and wholesalers dont help either when they wont entertain offers below ask either.

We're likely in decent shape the next year or so, but in my mind, inflation will be key to watch. higher inflation will mean higher rates- may be good for property values if the overall economy stays strong, but inflation will likely raise interest rates. 

So keep that in mind. 

This is the point that in my mind the house has reached a balance point and is stable.
