Good Morning All!

At this point, it's more of a lifestyle change to find something I am happy with, rather than dreading going to work when I wake up in the morning. 

I looked at the property this morning.

It would suck if the tenant called with an issue early in the morning waking you from your sleep.You should interview a couple property management companies in the area to see which one you feel you connect with the most.

We found a small 2bd/1 several weeks ago on the MLS, first day on market and we put under contract after looking at it that morning.

I do have an inspection contingency and I want to make a decision by the morning. 

Owner said Guy #3 called him that morning and needed a few days off to get things sorted out, he found inappropriate text messages on his wife's phone from guy #1 and suspected the 2 of them were having an affair.  

I expect better results in the future as more deals are coming through the pipeline but that momentum took many early mornings, late nights, and about every weekend.
