There're two facts that you may not aware (and I just aware of this too) :- Significant chunk of cash-buyers are now increasing 50-100% in some markets, in fact it is 50% in mid west.

We're going to start the mid-term rental route for our unit upstairs.

Now to be fair I did not exit on wraps market was to good we just stabilized light rehab and sold for cash and paid off the underlying I never kept these more than 6 to 18 months and then on top of that we were very well capitalized mid 8 figures in cash so we could payoff any loan at any time if it was necessary.. so my model was different I ONLY bought props with 20 to 30% or more equity after rehab day one..

That way in 15 years they will be paid off, so early to mid 60s for you.

. ($575/night for a newer 3 bedroom mid December)

Unfortunately, I closed after classes started and ended up doing mid term rental which then turned into an Airbnb.

The town is not the greatest I would classify it as a Mid to low B. 

How much would a brand new home cost to build with mid-grade finishes (excluding land as that varies)?

Now, starting with strategy, long term would be a great fit but I really REALLY want to explore the mid-term rental space and the short-term possibilities.

At this point my only hope is to run the apartment as a mid-term, which I think is a viable strategy here; so I have furnished it (more $) and made it pretty.
