Hoping to get some opinions on a deal I'm looking at.I have some land under contract to build a large commercial facility. 

You could also get someone who uses it like a storage facility. 

I would lock at pockets of properties near the schools, the medical center, airport, etc. 

Are there any common facilities (water, septic, road, etc.), or common property that the homeowners or developer will need to manage.

I have google mapped over and over facilities in my area and it always comes up looking like a great investment. 

Buy and hold, house flipping, wholesaling, small multi-family, lease options, land contracts, large multi-family, assisted living facilities, vacation rentals, corporate rentals, self storage, notes, mobile home parks, medical office buildings, turn key rentals, etc.Is your head spinning yet?

that's what I am thinking.. going to look at a plant today.. ( after salmon fishing on the Willamette )not really interested but my buddy who is developing it wants me to look at it.. and since its his boat I am obligated.although he got a master lease from the city for his facility so the city is buying off on it..  

On top of this, I also receive $3,200 monthly from VA (medically retired Army) and $3,400 for being a full time student using my education benifits (both not taxable).

Each unit had a separate storage unit outside , plus one parking spot in driveway each.What we like about the property:1. very close proximity to Hospital (Federal and Provincial Gov't have committed to invest $125 Million into the hospital starting next year, with the intent that this hospital will be the central medical hub for the Cariboo Region - which is a region in British Columbia, Canada) This is big news, as this town has a population of about 25,000.2. 3-bedroom units have the lowest vacancy rate in the town at approx. 1.5%.3.

Where there is some additional questions are whether items like health insurance for myself and my wife (the premiums not the actual medical expenses) would be considered part of this overhead (in the past we HAVE NOT put this into the "cost allocated" calculations for Sch E but instead listed them in Sch A.
