If we are passive I believe that we could still be limited partners in either an LLC and obviously a PPM.It sounds like you ran the project and were on the opposite side of the transaction.

There just generally a thought loss in the U.S. for real actual innovation for far too many years.

By comparison, liquidation of these properties today would yield a slight loss.

Most lots inside Boise city limits now you can build at least a duplex on with the new zoning code.

It didn't cross my mind when I sold the above property at a loss I mentioned above.

@Chris Grenzig  The chart on Wikipedia is interesting, its showing the population gains/losses from 2020 to 2023. 

Create a Limited Liability Corp [LLC in my state] and recording the deed into Commonwealth.2.

They require almost zero labor and don’t care if you breaker box is full or at it’s amperage limit.

So, if the tenant did that and got fired, you are the landlord would compensate them for the loss of their job?

@Megan Mason recommend you watch some of the videos from @James Wise youtube channel on S8 evictions.We've been dealing with S8 tenants for over 20 years and they are NOT a cure-all for rent collection challenges.Since rents in Class A & B areas exceed S8 limits, most of your S8 rentals are going to be in Class C/D areas.
